We will manage your project and build it at the highest quality in accordance with the plans, specifications, your instructions and in accordance with all applicable building codes. We will be glad to work with you from the very conception of your project and help you determine its feasibility and scope; then, through the design stages to help you improve and lower the cost of construction. We will also be glad to come in to work with you on your project at any later stage of construction if you desire.
We work for a fixed fee based on the estimated cost and our negotiations, which is established prior to commencement of construction. The fee will only be increased if the scope of the work is substantially changed by mutual agreement. The work is done for the actual cost of construction including all trade and builder discounts with all invoices furnished and you paying the bills if you desire.
Estimates are made based on the plans, specifications, and instructions, on the projected cost of the project assuming commensurate prices of similar projects for non-specified items, which are usually shown as allowances. We do not artificially lower estimates for non-specified or substandard materials just to show a lower bid to get the job and to later add for a change order and a higher fee. We try to make the estimate as comprehensive and accurate as possible so that you know the true cost before starting the project. Prior to commencement we use the estimate to make a comprehensive project budget and post expenses to each budgeted item at each billing thereby keeping you informed as to current project cost as the project progresses.
